Your client chose the house of his dreams. Now it is up to you, as a real estate broker, to guide him so he may achieve a an agile and obstacle-free mortgage loan closing. In order for that to happen, you should make sure that he arrives to the lending institution with the necessary documents to fulfill a loan application. These include, among others:
- Evidence of employment income (whether salaried or self-employed)
- Rental income
- Information about assets
- Savings accounts
- Divorce sentence and stipulations or prenuptial agreements, if applicable
- Declaration of legal heirs
- Declaration of pension income, including:
- Child support
It is also your duty to check the registry and tax status of the property. This information can be found in the property’s title deed and in documents available at the Municipal Tax Collection Center (CRIM, for its Spanish acronym). This way, you will avoid surprises at closing and you will assure everything goes as expected.
